Neomar Consulting conducted a detailed study of the residential construction sector in Romania in order to answer to the most frequent questions related to residential construction market:
• “What will happen to the Romanian residential construction sector on medium term?”
• „Is 2010 the year when it had been reached the minimum point?”
• „What real perspectives of recovery has this market?”
•”Is there a real demand for residential constructions?”  The study is based on a complex analysis of a suite of relevant statistical indicators regarding the dwelling construction in Romania during 2004-2010 and provides a forecast of this market between 2011-2015. The research is part of a multi-year research program and annual monitoring of various building materials market segments such as: masonry materials, roofing systems, insulation materials, steel products for construction and others. According to findings of the research, for 2011, the value of the residential construction market will be about 2.4 billion euro, a 7% decrease compared to the value registered in 2010. Also, other findings of the study include:

  • The money sent by the Romanians who work abroad are expected to register a drop by 15% in 2010 compared to 2009. These funds represent one of the main sources of financing for the construction of new dwellings.

In the first seven months of 2010, according to NBR reports, the value of the amounts transferred from abroad to Romania decreased to a minimum of the last five years. According to the information collected by Neomar Consulting, for the entire year of 2010 it is estimated a decrease by 15% compared to the previous year, while in 2011 the downward trend will remain and will decrease by 5% from the previous year.

  • The thermal rehabilitation programme and the renovations saved the expanded polystyrene market from decline in the first half of 2010.

In 2009, the expanded polystyrene market was among the least affected market segments by economic crisis (-13% by quantity).  The situation remained the same in the first half of 2010  when we even assisted to a slight increase (about 3% by quantity) compared to the same period of 2009.

The study conducted by Neomar Consulting explores in detail also many segments of construction materials market (cement, concrete, mortar, masonry materials, expanded polystyrene, rolled steel profiles, roof systems) and shows a different evolution of each one between 2008-2010.
